Evidence, geography and uncertainty
This independent map presents Airbnb listing text and locations alongside Austin license data. The map data is dated October 4, 2026. The license source has no acquisition date, issue dates or expiration dates, so present validity cannot be established.
License detection
The scanner checks listing details available in the source data, description and registration metadata for Austin year/serial formats, including “2024-030570 OL”, “OL 2026 064381” and “2026 064381”. It checks source snippets, normalizes six-digit serial numbers without dropping zeros and compares the number to CASE_NUMBER in the supplied export. A detected number is text evidence, not verified licensing. No number detected means the available listing text contains no recognized number. Detail text unavailable is separate from no number detected.
Green licensed address blocks
The City of Austin Short Term Rental Locations dataset describes general neighborhood locations. “BLOCK OF 800” is screened as 800–899 on the named street and ZIP; an explicit range retains its stated endpoints. All 157 five-digit labels in the supplied export are thousand-rounded, so those use a broader 1,000-number candidate range (for example, 12000–12999). When a 100-block label has no overlapping street range and the official street numbers are entirely below 100, the first low-number block is retained as an approximate fallback. These interpretations express source uncertainty and are not verified block definitions. All matching parcel polygons form the green candidate area, buffered by five metres net to improve visibility. Green areas do not pinpoint a licensed property, establish ownership, or authorize every parcel/unit. When parcel addresses cannot resolve a block, the official City of Austin street-centerline address ranges provide a 35-metre approximate corridor, clipped to the overlapping address range. These fallback areas are labeled in the block popup and may intersect parcels on adjacent streets; they are candidate areas only. The source is Austin Street Centerline. Blocks that cannot be resolved by either source stay in the full license table and unmapped audit.
Parcels & owner names
Travis County TCAD Parcels, December 2025 describes data obtained from TCAD and assembled by Travis County Transportation & Natural Resources. We use situs addresses, parcel geometry and py_owner_name, a prior-year owner field. These names are historical, not verified current ownership. Only Travis County coverage is included; Austin also extends beyond this coverage.
Distance uses parcel polygon boundaries in NAD83 / UTM zone 14N (EPSG:26914), not parcel centers. Candidates include all parcels within 550 metres of the approximate listing point, and all parcels in address blocks linked by a detected license. A privacy radius is displayed only when available; no radius is inferred.
Host / owner matching
The supplied nicknames-master/names.csv from carltonnorthern/nicknames provides direct nickname pairs. The template matcher distinguishes full/contained owner-name matches, first-name-only matches, nickname matches and distance-only candidates. It avoids automatically matching corporate owner names. Every match is provisional; common names and approximate locations can produce false associations. Multiple candidates are retained.
Colors & filters
Green listing markers indicate a number matching the supplied city data; blue indicates another detected number; red indicates no number detected or unavailable detail text. Orange indicates a likely hotel based on available listing text, a separate screening category. Warning signs mark only scanned listings with no number detected. The optional heatmap shows this text condition and excludes likely hotels. It is not a violation or unlicensed-property heatmap.
Supplied occupancy screening rule
The requested screen uses a 10-person total ceiling, an adult bedroom formula of 2 × advertised bedrooms + 2, and a separate six-unrelated-adults condition. The map uses min(2 × bedrooms + 2, 10) as a provisional screening capacity. Studio means zero bedrooms. Missing bedrooms allow screening only above the supplied 10-person cap; missing guest totals stay unknown. Advertised guests may include children, and their relationships are unknown. Red borders and Cap* host counts show screening flags, not proven violations; above-six-guest filtering is conditional on those guests being unrelated adults.
The supplied summary also mentions an outdoor nighttime limit of six people after 10 PM, posted occupancy signs, and fines up to $2,000 per offense. Those cannot be inferred from guest totals and are not automatically flagged. The official 2016 STR ordinance, §25-2-795 differs: it refers to ten adults, an adult bedroom limit overnight, a six-adult outdoor assembly limit during 7 AM–10 PM, and restrictions on nighttime assemblies. The requested summary is retained as screening assumptions, not represented as verified current 2026 law. Verify current applicable rules with the city.
Listing inventory loads in small batches; parcel files load only for the viewport at close zoom. Source downloads are resumable in verified 500-record pages. No publication file may reach 100,000,000 bytes.
